Wholesaling is a way of me to learn real estate, with the idea that one day in the near future I will be able to make investments like that. 

This includes future maintenance that will be required. 

I'd still do a land trust again in the future, but I'd be sure the ownership structure was nice and clean without mixed entities and SDIRAs in the mix. 

I will likely review my experience here in the future.

I am looking for the pot of gold at the end of the rainbow.

Basically he’s burning the bridge down for all future work that we can do together as well.I believe in paying our contractors and I’ve never had an issue in 20 plus years.

Future steps will be getting engineering plans done for the road and utility work, a concept plan for the subdivision and getting it all approved from P and Z and town council again.I know I am missing steps in here but I wanted to type out a scenario so I can come back with questions when I hit some road blocks.
