I’ve hit my financial goal and can quit buying houses. 2025 goal: pay off my last two 401k loans I used to buy a couple houses and enjoy a second home we just bought for ourselves in November.

Here is what I learned...1) They buy properties in Ohio, and that they claim each property would deliver a 30-35%+ cash on cash return. 2) The promised 30%+ cash-on-cash return is achieved with interest only loans.

I would say the same for employees who need say a second advance on their wages (we allow one).I am willing to make a personal loan if an employee really needs it and you could consider doing it that way with a tenant in need.

The way I'm looking at it, if my spouse and I only do employer matching for the 10 years we would have more than enough in there and still 10 years out from being able to access it.I do plan on doing 401k loans for deals if the numbers check out, and I've considered rolling over some of our 401ks into roth IRAs to access our contributions but we'd have to pay taxes out of pocket (a big hit to cash flow) and we couldn't touch it for 5 years.
