@Josiah McGinnisThat would be incredibly foolish to permit that unless maybe If the guy was a plumber and you have known him for many years .If that toilet is not sealed it will cause a leak and could rot out the subfloor or worse-flood the house .

We don't really have a check list that we follow, however these are the things we look for when we do complete an inspection:- Smoke and Carbon detectors are operational- No apparent leaks when running faucets and toilets.

Consider property taxes, utilities traditionally paid by the owner in that area (water, trash, electric, gas, ...), repairs, maintenance and landscaping, costs to service the loan, etc.If your friend would become your tenant, would you be willing to raise the rent on her?
