Unless you have the resources to get to construction work done on those 11 quickly (or are buying them for a song), you're going to take a big hit on the holding costs.

The attractive factor for me is that they handle service/maintenance, even if it's less laundry income.I have considered forgoing the quarter machines entirely, but I have another 4plex in Hennepin (south of Minneapolis) that came with a coin washer and dryer, and the amount of income is surprising.

Strange...The seller wants to forgo a possible $100k profit to give you the benefit of owning a property which you will lose money on.You, the buyer, are willing to buy a property which you do not intend to sell and intend to lose money on in the hopes of it appreciating.This is very strange and illogical.Personally, I see us at a highwater mark in property values in my market.

I think a lot of people saw unprecedented numbers these past two years, extra money in their pocket thanks to a strong economy and "free" COVID money (you'll pay for it soon enough), or they sold in a high-appreciation market for a song and opted to use some of that cash to invest in the easy world of short-term rentals where people earn $200,000 a year with a 2bed/1bath cottage.Then reality hits.
