I've seen (a few) grown adults wearing winter parkas in Las Vegas in July in air conditioned workplaces.I understand A/C completely (as well as a good tech--and not all are good).Theoretically they will last longer if you run them less, so will garbage disposals and dishwashers and water closet flush valves--but the renter is paying to use them how ever they want.The service calls for Capacitors and insects in the contacts will happen anyway (the capacitors because many techs put in cheap short life ones not knowing any better, or because that's what's on the truck when they show up).Also the cheap low end units many people put in service will not have the service life of the higher end units--you get what you pay for.As far as I am concerned, if they are paying the electric bill and also paying the rent, the A/C is just part of the positive rental experience I want to provide (I want them to stay long term).

Just yesterday I had a post deleted when I explained that yes, a new home will likely have a capex requirement under ~10% of rent,... but if that new home is held for 20 years,.. or even more than 5, THAT is when you’ll appreciate the capex account being flush with cash as opposed to your driveway being flush with bmw’s.

You start driving and you put your temperature on recirculate because you don't want cold outside air blowing in. 10 minutes later everything is fogged up like a Cheech and Chong movie unless you a)put on your AC which acts as a dehumidifier, or b)change the air to outside circulation which flushes out enough humidity to defog the windows.

The issue, other than the cost of drywall is that the OSB is flush with trim/windows so even 1/4” drywall will look terrible.Anyone seen this before?

However, by renting them I would have to pay nearly twice the price over a 10 year course.I am leaning more towards the buying option, as it reduces my costs and in my situation, the water heaters will be installed in the crawlspace where there is a pit and a sump pump ; therefore, if anything would to happen and water starts to leak, it would simply go inside the pit and get flushed by the sump pump.
