People think it's inexpensive to install a Washer & Dryer, but getting the gas, electrical, water, and drain/vent there is usually quite expensive.Here in Chicago, we always want to be at the top of the market regardless of the competition, so we almost always install a W/D when we renovate our properties, even in some of the less desirable neighborhoods.

In my opinion taking a basic self-defense course and maintaining a solid level of physical fitness would benefit a majority of people a lot more than taking a CCW class and carrying a gun.

@Garrett Brown you’ve got a lot of options, but it sounds like cash flow is a top concern.

Interesting - that top three could not be much different than each other - I see Easy Austin still holding up very well right now though, wonder where that sits

I have my plan I stick to now and say NO a lot these days to things that do not fit into my plan.

It really comes down to what fits your needs and experience level.

Get a RE license- Some of the same methods that top agents use to find listings, investors use to find off market properties2.

I can't really think of any off the top of my head besides utilities, but if you have specific examples I can try and comment more on it.
