We passed final inspections and have our Certificate of Occupancy.

On the day of closing, we drove Anna and her son to finalize the sale, then immediately took them to the airport to catch their flight to Las Vegas.The most rewarding part of this experience came at the airport when Anna hugged us, crying tears of joy.

We're finally seeing some of the incomplete developments being back-filled, yet dilapidated suburbs and subdivisions are found in areas where economic development slowed and later stopped leaving job loss and abandoned homes in its wake.

This could be the perfect timing to convince a property owner it’s time to collect their final check for the house.

All those with equity are scooped up by investors or sold by those being foreclosed on before it is finalized.

Toward the end of the due diligence period we received the final piece of critical info to make our decision: a lease agreement for a cell tower on the corner of the property.

I’m  sure there are outliers, the data just doesn’t support it from what I’m seeing.  

and finally, and most importantly, how do you know it's a "deal"? 

I'd go with whatever is listed on the county tax records when finalized.

I sold a piece of land in December in Newark, OH near the intel site that we just finalized their construction budget after pricing all of the finishes, suppliers, etc and now they are turning it in to close on their construction loan within 14 days.
