I would like to prioritize cashflow but I also want to avoid buying something JUST for the cashflow with no appreciation potential at all.I like both markets, but having boots on the ground that you already know and trust who can be eyes on the prize once you have it is also invaluable.

I recommend you read some books about how to manage properties well, use a strong contract, know that contract inside/out, know your state law inside/out, build policies and procedures to catch and stop problems quickly, know how to screen and select good applicants, etc.An ounce of prevention is worth a pound of cure.

I was just trying to get as many eyes on it as possible, but most of the inquiries seemed like scams, or the situation didn't seem desirable, so I took it off pretty quickly.
