Sounds like your recruiter has the ethics issue and wants you to remain an agent instead of encouraging you to grow.

I'm not encouraging that you leap before looking, do your due diligence and learn, but do not wait for the "perfect" deal or for the opportunity with no risk - you'll wait forever.

By partnering with someone who has been there, done that, you can use their experience while you are still working on building up your own.I don't think it is a bad idea to continue working with your roommate, but I would encourage both of you to try to build relationships with more seasoned real estate investors.

While the house might be a "Waldo" if prices correctly and listed with a competent broker it should sell for more than a direct sale to an investor.If you are looking out for your grandmother encourage her to sell with a great listing agent in the area.
