While shopping for a small multi-family building (3 or 4 units), I would like to get an inspection of the building to get an estimate of repair costs if any problems are found (foundation, roof, electrical, plumbing, heating).

For electrical, unless they overloaded circuits and caused the damage, it is up to the landlord to cover the expenses.

In Washington state they also tie Electricity on the landlord, regardless of name on account.

There is also VinFast, WolfSpeed, the Toyota Battery Plant, ... large pharmaceutical companies, manufacturers, energy producers, and a diverse cross section of other industries who are moving to or expanding within an hour of Raleigh.

All this time and energy spent vs picking up the phone, calling tenant and saying "Oh hey, curious where all this is coming from, kinda caught me by surprise".

In my area electricity is prohibitively expensive so mini splits are out of the question.
