I think @Greg Dickerson gave pretty sound advice.

I just got off a call yesterday with a investor group with a bunch of blue island buildings,  from there experience tenants have been pretty good but the buildings are older and a lot of unexpected problems have arisen so I would say make sure to have a good inspector and some reserves incase work is needed and its a good area to cash flow.

Pretty amazing you can have $500K of tax free capital gains (if you're married). 

I did pretty well in Madison county and Rankin Newer homes for me no foundation issues the best renters the city has you DONT need to rent section 8.

Once they have been screened, it's pretty much the same as any other tenant, except I ignore their income.

It sounds good to get two duplexes, but that's a pretty big bite for a new investor.
