I disagree with the previous answers.If you try to increase the rent to market rate, there's a good chance they won't be able to afford it or that they will resent you and cause other problems.

I have to disagree with you here.You can ABSOLUTELY put a deal under contract even if you don't have a buyer.You don't need a buyers list when, you are honest with the seller and explain your plans to wholesale the house...

@Jaron Walling - I 100% disagree that FHA loans suck, but I respect your strategy.

For you to disregard anyone who dares to disagree with your plan is at best foolish.....Having said that, I think it's a cool idea, but I'd bet it will cost far more than you have budgeted.

Anyone feel free to disagree, but if it were me, I would weigh the age and condition of the house as part of the consideration.
