I simply budget 5% of incoming rent for maintenance and 5% for future capital improvements and manage the properties as time goes and as things come up.For example, when a tenant moves out, I will look at the property and determine if any rehab/upgrades make sense at that point.

In my limited experience, they add no real value to the process, and like you said, don't really know costs, and while ARV is fairly easy to determine, they are always aggressive on those, too.So, how do you not get taken to the cleaner?

It is not difficult to debug the future from their investments using their own website.most STR/LTR syndication that had strong presence should be :- working in local niche market only- has five to ten years experience- had open book / track record mentality- the audited financial statement should be available to understand the business.STR market itself is very risky investment in my opinion, now you add fund/syndication then you have double big problem.one out of five hotel syndication is going for bankruptcy in the last two years , and we expect STR to survive ?

The index is more important over the long run since the index your rate is calculated from can determine how volatile your monthly rate will be.I’ve been tracking clients who have used this product efficiently tend to be:- RE developers- Buy hold/ apt/ mult-family investors who use it for capx/rehab for their apartment repositions or their equity/down payment needs- Business owners who have a lot of deposits or rental deposits and funnel those deposits into their AIO or all in one loan to hyper charge the cashflow banking philosophy results.

Hi @William Patrick Farley III, a bank will determine whether you qualify for an LOC, but there isn't any reason you can't use a business LOC to invest in BRRRR's.
