Your mechanicals and capital expenditures are a lot more important and more expensive to fix than a pretty kitchen. its better to live in outdated kitchen and have a well kept home with updated mechanicals/roof/hvac than one that looks pretty but will start to crumble5.

I have many corporate and high-value tenants that do this.We hold advance rent in escrow, and we treat it as a deposit, then we release installment payments when that months' rent is called due.

I do know that the pricing varies based on the unit count as well as what level you sign up for; but overall, it's super user-friendly for tenants, PM's & owners.Plus they're always updating their software and adding new automation features to make everything so simple as well as well as great customer support.
