Louis every time a sale is made, and there are multiple exterior code violations as we speak, such as the grass being 2 1/2 feet tall, a live wire hanging off the garage in the alley, shingles falling off the garage, the garage being abandoned and derelict, and bricks literally falling off the front porch.

We recently did a property, the sellers told us the roof was 5 yrs old... after we bought it, realized it was 100% lie.. their **4th** layer of shingles on the front was 5 yrs, but the actual roof was leaking-- $10K fix, added on!

The easiest way to understand this, is that insurance covers events (like Hurricane Matthew or a pipe break or tree falling) and not processes (like tree growing into the side of the house, rot caused by a missing section of shingles, or an undetected water leak).

Understanding of course that some of the answers will vary by region, I'm looking to average the answers, so to speak.1) How much do you spend per year (in dollars not percentages) for ongoing maintenance such as caulking, reglazing windows, replacing wind blown shingles, repairing loose siding or trim, loose door hinges, tightening loose railings, etc?
