Additionally there is a drain in the garage that runs under the driveway and to the road that is backed up (or collapsed, though I dont even want to think about that as we would have to tear up the driveway to fix it), and we believe it is also causing water to run into the basement.

Personally I've kept my properties out of LLC's and just used the separate business account and an umbrella insurance policy.Most people says there's little chance that transferring the title to the LLC will cause the note to be called, but there's always a chance.
