If national inflation averages 3% and a city is averaging 5-7% appreciation, I don't think it's sustainable for that city to see higher than average inflation indefinitely. 

We are of the mindset of buy, hold, refinance indefinitely.

I have stopped construction indefinitely and contacted the buildings department and was quoted a total of 16k in permit fees.

Lenders want to lend on real property and mobile homes are chattel (personal property like a car) making park owned homes something lenders are not attracted to.

Versus deferring the tax indefinitely and getting the return from the deferred tax paid to you.I sold a property in Denver in 1996 and paid tax of almost $30K.

However, my guess is payments to the private loan are suspended since you and the lender made a deal to carry the balance forward indefinitely.
