Maybe lightly stage the kitchen with some colorful accessories, touch up the chipped/stained looking paint on the cabinets.

For instance if you could put new cabinet doors on instead of whole new cabinets that might be good.Any time you can add extra living space from a basement or carport (unless you need a carport to keep up with the neighborhood) that too adds value to the property.

Apparently there is a small leak of water coming through ceiling behind kitchen cabinets into his unit from my unit above.

I was thinking of cabinets, countertops, appliances, paint, doors, windows. 

You would do this for every system in your investment (siding, concrete, doors, sinks, cabinets, etc.) and it would come out to be $X per month required “replacement” reserves.  

For depreciation on one of the properties, I was planning on separating/segregating carpet, floating LVP flooring, cabinets, dishwasher, microwave, oven, and a shed as separate assets from the building and using 100% bonus depreciation to deduct fully this first year.

I had a built in Miele K in this cabinet that carpenter built to match the you know the whole nine yards...

In my area you have to have a hot tub and multitude arcade cabinet to just be average.
