To conclude Fayetteville remains a hot bed for investors who are looking for a price point with low barrier to entry.

Have almost 1.25 acres and don't use most of it.Live in small neighborhood and across the street are 2 rentals one of which is 576 Sq ft 1 bed 1 bath that recently was renting for $700/mo.  

Most of the 4 bed 2 bath homes brand new are generating 65-75k off the beach.

You’ll probably get very similar rents without section 8 unless it was a 3 bed room which will pay a bit more.

For managing space the loft bed/desk is crucial. 

My only qualifications are to have a job with a per diem, and have the first weeks rent up front.  23 STRs, 83 beds, 1400 previous renters.No application, no background check, no deposit, no move in fee. 

It’s a 1 bed 1 bath unit, maybe 600 sqft, but I assume they’re all trying to save money best they can.

@Ivan Aldana - My opinion is that the best property configuration for a midterm rental is a 3 bed/ 2 bath or smaller.

The big thing your friend probably wants is that it is your contact information that prospective tenants see when they reach out.A general tip beyond the usual blackout curtains, nice bed and safe area, would be that we've seen that most of our bookings come within days of a lease expiring.
