If you are looking at Cash on Cash Return, real estate tends to be a slower growth model (unless you dip your toes into flips instead of buy and hold).

The fee structure in PM is so complex just looking at other companies and my own lolIt would be nice simplifying it from a consumer standpoint.We rolled out a monthly flat fee and thus far investors like it.Might completely transition to this model eventually.But all in all PM's have so many different fee structures for the various markets, asset and property types

I’ve recently been exploring the idea of hospice/ continuing care models.

Who knows, but the opportunity to keep a $10k non-refundable deposit when your partner decides not to fund is a slimy business model in my view.Separately, I had a very friendly conversation with one of their reps some time ago and we discussed pricing.

I have not bought anything from them, but I see their deals all the time.Most of them way over priced.I think their model is buy dirt cheap, sell  very high and convince people by offering 3 years rent guarantee. 

We know some people that are looking for rental (1-2 months) while they are finishing up their home re-modeling. 

Our wide-open buy box and fast and loose acquisition model also meant we were not satisfied with buying and flipping standard, traditional properties.

I followed that model here in Chicago and it has been a great way to meet all the local rockstars.
