I prefer individualized service myself.  

Buying "off market" is allows negotiated and negotiable.

When an individual with an LLC is sued, the lawsuit against them individually is often due to actions they took individually, NOT as an officer or member of the LLC.  

I usually give them 30 days, but I will allow them to leave earlier with just one week's notice.

We don't allow any "deal-making" in the forums, which includes advertising your services or properties, looking for partners, etc.

Assumptions: specifically allowed in city ordinances, mobile home manufacturing in the area, or that someone heavily marketed that area as a retirement location in the past. 

Years ago we didn't require it and just recommended it to the tenant, but it's so cheap and gives our insurer something/someone to abrogate against should we have to make a claim that we don't allow it to be optional anymore.

However if you try to charge $20 for each piece of tape or something else egregious I would expect a magistrate to consider that usurious and not allow it.

They needed a lot of work and we have been able to get them at a price that allowed us to afford the repairs.
