Typically, accountants advise my clients to set up a LLC (and file as a S corp) as the real estate holding company opposed to setting up a corporation (ex XYZ, Inc.).

Right now for most investors in my area I am advising to plan on spending 30-40% for down payment if you need break even or cash flow. 

I feel very lucky to have such  successful, caring, and knowledgeable people give me such great advise.
