Of course making money is on that list, but more importantly, address the other goals which are just as important.

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.  

My market also has this issue but I suspect less than Florida but my umbrella cost doubled last year.- as yet unknown impact from required structural inspections (bill 154).

If you are a control person, this can be a challenge but I have learned to let go over day to day issues that come up that I would do differently.Handypersons are a tough one.

How do you see the cash flow issue evolving in your market? 

I told him I was having these issues & he just told me to keep trying.

It sounds like timing is also an issue for you. 

We focus on CapEX before beauty. as a realtor we understand selling or renting homes you have to make the home function, Roofing, windows, electrical and plumbing. after we address these we focused on beautify making sure the upgrades match the area and is forward thinking with color scheme, flooring, and flow.

This plays into the affordability issues for tenants by allowing them to live in nicer neighborhoods for less money, yet I get monthly revenue comparable to short-term rentals.

Just curious if you can sell the lot after approval by the city and recorded with the county or do you have to wait for APN's to be issued?
