Right now the Fed's fight is business life cycle debt, they are probably projecting 4.75% to let the public know to not slip up inflation wise, but the truth is business life cycle is the #1 concern in 2024.

Additional concerns include area study, property inspection, knowing local market circumstances, and legal adherence to Philadelphia's landlord-tenant rules.

Typically 30 days is more than enough, so I think you are justified in being concerned.

I can never know for sure if the pipes or wiring was replaced (my biggest concern), I don't think an inspector can actually tell as well since you have to tear down the entire house.

So if you are concerned, you should be, that's the little guy sitting on your shoulder looking out for you!.

My main concern would be vacancy rate, since I know there is still a good amount of vacant houses in some areas. 

My credit is excellent and I am concerned about having the buyer miss payments. 

I've read that buying a 2dr is always the better choice for a condo, but am concerned about the older condo losing value faster than the nicer 1 bdr, since it's newer? 

I personally honor their lease rate through the end of their current lease - and usually this is all the tenant is concerned about.  

I want to address space/safety concerns before beginning any kind of screening process.
