The are simple metal buildings that sometimes are dressed up with stucco (depending on the city), with two bathrooms, 8000 SF ish and fairly minimal interior work.

All the math works as long as it works, but sometimes life interrupts your equation.

Often times if you work with a local bank or credit union, you could get lower fees and a fair rate.

This is a competitive sellers market at the moment with a lot of players working the MLS, you can get some nice base hits here and there, but I don't know of anyone that's hit a homerun buying on the market lately.
