What would you suggest is the best course of treatment?

Just a quick note @Caroline Gerardo that raw land can qualify for 1031 treatment. 

Also don't forget to look into your tax treatment for signage.

Developing an AI solution would relieve your free contributors from the repetitive questions that have been asked and answered but the user has chosen not onuse the lookup.

We have had only one in 15 years over the entire portfolio (granted we rent higher end, so less drama to begin with) but if our team can't fix an issue I usually meet with the tenant to find a solution. 

At that point, it's worth researching and finding a solution that better meets your needs.

Again this is not the ultimate solution to the problem but at least they would have a vested interest.

Hi Scott, I don’t know a whole lot about tax lien investing as but I have been learning a bunch about it I suggest you get yourself a copy of the 16% solution by Joel Moskowitz and then go to the tax collectors went for the county/s you are interested in and learn as much as you can.
