Meant  to add.. and if we didn't finish completely we'd come back and do touch up after new tenant was in. they were usually busy unpacking so could have cared less if we had to put up a blind or replace ceiling fan type, or add a new toilet seat..

Also, its easy to touch up paint between tenants.If the cabinets are dated, you might try re-facing the cabinet doors and then painting them.

If you buy a color that can not be matched, you will notice any touch ups (even if you get the color computer color match scanned).

Are there touch ups or repairs that would still take you from 'average' condition to 'good' condition (which is pretty well the extent of one comp over another for an appraiser).When you're talking about $75,000 properties, $5000 or so goes a long way towards a down payment.There may have been a good reason it wasn't part of your initial rehab - what was that?

Get a handyman to touchup the nail holes and paint but you should give him some slack for normal wear and tear.

If you have not received any notice from the current tenants, give them the cursory 24-hour notice to enter the premises to, "make some updates/touch-ups/change air filters" to the property.

We also found a duplex with a top floor partially renovated and move in ready, that contained a downstairs unit that needs a full cosmetic touch up, but should be move in ready in maybe 2 weeks time.I intend to visually inspect the neighborhoods and do several walkthroughs with an agent while down there next week.
