As I’m sure you know, Las Vegas is SUPER cheap compared to most of California, Miami, or NYC.

That is super strange on the xls file!

Not sure the final outcome, but I'm guessing that is a case where you think things are risk free, but I expect the purchaser was out significant legal fees that were not reimbursed and ended up not getting the property.I've always thought about this in the rare instance that a super nice and super valuable property goes to sale with a mortgage on it. 

The only issue we have run into is the prices and bidding wars.Every single home we have looked at for personal use or an investment seems to have 5+ offers and go MUCH over asking.We are currently looking at Bay Park / Clairemont / Carlsbad / Oceanside. 

Keep an eye on the STR regulations, and as you progress, consider diversifying your portfolio with other asset classes like commercial or single-family rentals for added stability.

The focus should be on eliminating vacancy and avoiding chasing unreasonable rental rates, especially in the slower winter months.Here’s a chart showing the median sales price of a single-family home in the City of Austin this year through November:The median sales price for a single-family home in November 2024 was up roughly 8% from the beginning of the year.

But any person or single member or family your wasting your time with that arguement that only the LLC is liable.
