I was thinking about traveling down there to actually see the property in person this spring to sell it.

This is why we aren't operating the Air Bnb ourselves. 3 bed, 1 bath, 1200 sqft, no hot tub as of now.Recently renovated, siding will be replaced later in May.

The unsexy answer is that real estate here in Denver or Colorado Springs or anywhere is not free money, nor easy money.

These are our best months spring break/spring training baseball so it was generally expected.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

I bought a property in Colorado Springs zoned R4 and converted the detached 3 car garage behind the existing cottage into a 2 bed 2 bath upstairs and studio on the lower level and drywalled between the 3 garage spaces so each unit has their own enclosed garage.

Our early plan was 5 houses, paid for, to offset my Air Force pension for the time when I got out to be Mom.  

I did a lot of reading and one of the kids I coached baseball for in the spring, his dad speaks exactly the same lingo I do.
