I guess I dont understand what you asking.are you asking can a buyer cash out your equity and just take over your seller financed loan.

Do you have other collateral, such as another income property or your personal residence (last resort) your seller could record their lien against?

Due to the market conditions I wanted to have a good amount of equity in the building so I only refi'd 50% of the purchase.

I'm curious how many no equity, non cash flowing Subject Tos you have out there and more importantly: 1. 

I have a friend here who has about 140 houses right now, who I was discussing return on equity with.

To preface, I have my real estate license and generally pull a list of presumed high equity(purchased more than 10 years ago), absentee owners in my target market and send out about 3000-4000 postcards or letters every 6 weeks or so. 

I have had wholesalers call me on my personal residence and tell me it comps at 650k.. when in fact its worth closer to 1.4 mil all day..

If that means renting out part of your residence, that's great for cash flow and experience.
