@Gianni Laverde, multi family properties are red hot in KC as they are in many markets across the US.  

If those folks aren't on the lease and they're staying way longer than they should without giving you a heads-up, that's definitely a red flag.

They can red tag it and require all 5 inspections to get a Certificate of Occupancy.

I've also been told by some other investors that New beginnings title is good as well as Red door title.

There are properties that cash flow with high insurance costs and much needed structural rehab or rental volatility.There are also rock solid properties, not in flood zones that barely cash flow.

My colleague in some meetings is quite and introverted, but he is the brains behind the effort of coordinating all the design details, but I am the one managing the flow of the meetings to be sure efforts are on track and asking the probing questions to turn over each rock.
