If you can pull equity out and the numbers still look good that will get you there a little faster but always make sure you have a safety margin

I would be happy to be proven wrong on this, should there be good cash flow properties where the numbers check out, but in my research, the margins just aren't there like they are in certain areas of the midwest/south.

I found some cash flowing properties in Long Beach area which I think has a good upside in the future but the margins are pretty slim and post renovation you would be looking at 750-800k range.From what I've read, OOS is the way to go!

I find I'm jumping between markets, both out of curiousity and in an attempt to be exposed to the norms of many different areas.I already have four properties in Indianapolis and in the end, might simply opt to stay in that market since I know it at least marginally better than other random markets I'm researching.
