We see (literally) chair legs falling off in a month, "leather" movie seats delaminating in a year....the list goes on and on. 

If you want to catch a fish you must use the correct bait.Does you demographic want to put a chair outside the front door and sit there all day, or have a green grass lawn for their kids to run and play on?

We have also seen failures of the locking system when exposed to the point loads of rolling office chairs.

It looks great, but I do have a couple pointers.....First is there any way you can get rid of one couch and just have a couch with two chairs.

The unit is currently being run as a hair salon with chairs, mirrors, etc and would directly roll over to new tenant. 

Condos are an easier way to dip your toes as a new investor, and are more of an arm-chair investment. 

Create a super cool outdoor area for campfire and maybe unique chairs like tree stumps, logs, etc. that are permanent and more interesting than chairs.

I partner with an event manager to make sure people's events have enough tables, chairs, decorations and more. 

You can consolidate everything company in there, so everyone knows where things are at.If you have more than 4 people, maybe consider a meeting table and a chair (they can be used vs new) for everyone somewhere you can have meetings (your garage, your basement, a spare bedroom).That will give you a place to get together and focus when you believe you need to.Or maybe your group is more informal and will meet at the (best) Pizza place (in town), or just on conference calls.But still it seems like having one base of operations might be worth considering.Something for you guys to think about.Just my 2 cents.
