Anytime someone acts upset or goes quiet, this is a sign they do not feel safe and you need to make sure they know you are trying to help, and not hurt them.If you want to know how to speak to people about tough issues, and be successful at it I highly recommende this book called Crucial Conversations Book by Al Switzler, Joseph Grenny, Kerry Patterson, and Ron McMillan. 

These additional hidden fees upset me, and I would never charge them and went to work for a broker who doesn't allow additional fees to be charged to a client.  3% for selling firm side is more than enough. 

Hey BP, so I landed my first OSS rental property a week ago in Michigan and while I'm celebrating my victory as a new RE investor, I find out yesterday that the main water line to the building froze and the tenants have no water.  

Challenges I foresee on this property will be, raising of rents to current market value and dealing with upset tenants, and also how to get this property updated quickly to raise its value, since it is currently fully occupied.
