@Chris Mason Thank you for the facts about the VA loan and the insights my friend, I do plan on doing a version of your example, unfortunately I don't believe the spread will be as lucrative in small town WI lol.

While its great the tenant had such high standards in yard care, it is unfortunate that in the very same email he told me the rent would be three days late.

I actually had a previous agent that called a listing agent and asked if they were open to offering seller help and if so under what circumstances. 

We're in 2024 so I'm not sure in what looking at what happened in the 1990s is that relevant, when circumstances have completely changed.

However, he has been turned by multiple lenders who are telling him that although the VA allows for circumstances such as these, most banks will not approve these kinds of loans.

In circumstance, VA will approve the purchase of a second property.

I agree but it is (although waterfront) about a 10+ min walk to the beach and all of the competition has it included unfortunately.

I maximized the VA loan entitlement and unfortunately the program limited how much I buy. 

In fact, it was a very unfortunate way of getting damaged.

I feel like I will be doing exactly this, unfortunately.
