@Jena Vail the ideal locations are usually the same places traditional homebuilders are looking. 

I would add though that you do not have to invest in a traditional vacation market to make money. 

On the other hand, real estate is traditionally seen as a hedge against inflation.

I strongly suspect your best move is to roll the TSP to a Traditional IRA and convert the IRA to a Roth, using non-retirement dollars to pay the income tax, even if you have to borrow the tax liability. 

Time shares traditionally are a poor investment. 

Most traditional brokerages aren't going to want to have wholesalers on their team.

Now a permanent buy down option (where they just pay points in a traditional manner) can solve some minor DTI issues.  

If you don't make your monthly payments, they can pursue a foreclosure and take the property back.It's a sale -- albeit one that's financed 100% by a non-traditional lender.

Hey Jessica, 55k would likely not be enough on its own to acquire a multifamily property in most markets when using traditional financing.
