@Thad Morton Take this tiny nugget of information for what it's worth: make sure your PM system is cloud-based (SaaS) with the ability for the owner to have access to a portal.  

Agree with @Joseph GozlanNow, if you are in a tiny market, there is a chance you don't have competition.

Many of these homes need to be torn down, several have very tiny lots, and my personal opinion is this area will "top out" quite a bit lower than the Durango/Roosevelt side.
