Your problem will be them incurring capital gains taxes simply so you can get a commission.

This would be a waste of everyone's time and money.

Co-living also takes quite a bit of money to create more baths, walls, different electrical hookups, etc.

If you don't get to know them and build some trust, you're just going to be dumb money or "the guy from California" that they up charge 20-100%.

I never saw a contract but if i had to guess I'm sure it says something like "if you don't make $500K it's not our fault and we are keeping your money".
