My best advice would be to to look at quality sponsors that have a track record to back their reputations.

I do not think condos are inherently bad, bad in the Tampa area they are not superior to SFR properties. 

Super high quality and all national tenants with long leases maybe 6%.

The question then becomes this - is the $ cost worth the dependability and quality you expect to receive from the non-bank lender. 

If the 2-4 unit is inferior and the home they are leaving is superior bigger in sqft/gla it usually gets flagged.

Are they providing quality leads or  lists of who to market to.. just doesn't seem like very much for an 8k investment.
