Learn the valuations part of it, this is not trivial either.If by some stroke of crazy good fortunate you get a lead on a real deal from your website or driving around, then be sure you have some local investors lined up to take them and run with them.

move as the other Jay has suggested into small multi units.. if its doors you want  then don't fight trying to buy all these doors one at a time.. buy one property with 10 doors... you will get there much faster and find it much easier to finance now you do need the down stroke of course.

Your question is wildly broad but broad strokes to paint, refloor, do lights, windows, kitchen and bath on a 1700 sf 3br/1ba home I would budget $25k.
