We are in the early stages of planning our new build for a 10 bed / 10 bath facility (with extra rooms for caregivers).

The neighbor who is renting the house next door did move it across the street and two houses down from the property (about 200 ft away).

I have a 6 unit all 1 bedroom 1 bath units. they are asking $625K.

I closed on a 3-family on Montgomery street.

3,000sqft, 5 (if not 6) bedroom, 4.5 bath, college rental next to Tulane. 

Their house is a 3 bed/2 bath upstairs and a daylight basement with it's own walk out.

Long term hold with plans to force value by adding egress window/exits in basement to increase property from 2 bed / 1.5 bath to a 3 bed / 1.5 bath on each side and increase overall value.
