Im very willful when i set my mind to something...I listen to grant talk about these big deals, as im sure most of you have, and although I do believe I can successfully turn some multifamily properties into more successful businesses, my mind goes back to being realistic and thinking, How in the world is a strange successful multimillionaire going to let a non experienced, no track record having guy manage his or her money?

We understand that most tenants are going through a difficult and expensive transition going through the stress from one apartment to another, or making a major change in life like moving away from their family to go to a strange town to go to college.Personally, I would give them all the rope they need to hang themselves, gather my information and take them to small claims court.I have been successful almost every time when going to court because I prepare, prepare and prepare some more.

It was built in 1901 and the strange thing is it only has one door to enter the house and it's in the back with indoor stairs to each unit and no fire escapes- is this a huge violation I'd be responsible for if I buy?
