As of a few years ago it was making sense for sophisticated investors to buy class b not class c mfh apartments because the price per Sf was not much different and you get a much better asset.

You may be able to find some individuals who are not so sophisticated and may be willing to take 12%, but that will require lots of marketing.

Gap funding is the new OPM soup de jour being taught.. and in the right circumstances I like it personally.. is it for passive or non sophisticated lenders NOPE don't think so..

In other words, some may take a more sophisticated approach on their own, but they may not be required to as a private individual. 

Also there's a rule 147 that allows to raise up to $1mil from sophisticated investors as long as it is offered to in state residents.

I do not believe it is.The attraction to investing in real estate is the perception that it is relatively low risk/high profit. 

We wanted to pay cash for the timber up front we got much better deals doing this and virtually no competition form the Gypos since they are not sophisticated in these more advanced techniques.

I know there are a lot of negative perceptions about section 8 tenants, they are not all true.

@Andy Sabisch, Adam hits on it, but also implies that you are even competing with someone that does any underwriting, let alone somewhat sophisticated underwriting.Look at these forums alone, then look at YouTube, all the gurus out there, etc talking about how the only way to get rich is through real estate, and how easy real estate is, etc.
