Starting to sell my portfolio of single family homes - curious how Brokerage Commissions are handled now. 

Federally (HUD), you are exempt if you have & self-manage three single-family homes or less, or a multifamily home of four units or less that you occupy one unit of.

If you can't find a single review, that may be a sign; albeit, some smaller lenders with their own fund or private money may not have a ton of reviews versus the bigger lenders.

Build a team of real estate agents, lenders, and property managers, and start small with a single-family home or duplex.Good luck!

@Andrew Caton if money isn't an issue you should have no problem getting approved by a bank, it would probably be harder to get two unrelated people approved for a single loan than it would for you to get approved on your own.

I have 9 single family homes ranging in price from just 65,000 to 430,000 and I know that most specialists would say not to pay for a cost segregation study as the values of these homes are under a certain threshold (have heard anywhere from at least 500k - 1m).
