We can get about 27-30 lots in the development and the estimator believes our all in cost per lot will be $60,000 assuming we have to do sidewalks and green space.

(You didn’t get the ice cleared off the sidewalk, you didn’t notice the broken concrete, you forgot to mention the lead paint or the asbestos.) 90% of the time you’re sued (a number I just made up, so you know it’s good.) will be caused by an action or failure to act, not the property just sitting there.

Full gut renovation, major structural repairs (replaced the main beam, lifting the center of the house over a foot to level it), all electrical and plumbing, we dug out the basement to add more heigh clearance, roof, siding, sidewalks, driveway, all cosmetics, drywall, insulation, paint, kitchens, bathrooms, etc.

Some of the worse streets in the urban core, missing and overgrown sidewalks, alleys and streets (yes, streets) that have been vacated by the city.Plenty of housing stock that needs significant renovation or needs to be demolished.Increased days on market over the last 365 days.

The grass gets overgrown, shrubs growing like weeds, weeds spring up all over in the mulch, the grass isn't edged so it's crawling onto the sidewalk...just makes the property look unkept.

The whole church campus is getting a huge redevopment with a new coffee shop/pickle ball courts/medical offices and there are new sidewalks that connect the property as one over arching beautiful development.
