our single levels will sell at 250 plus a foot and all go to empty nesters.. the others are moving into this area for the schools.. we get a lot of semi rural folks that sell their 10 acre hobby farm and 5k sq ft house to younger families at the 600 to 2 mil price point and look at a 2k sq ft single level for 500k as a retirement home..
