There is a little of a subjective aspect in lead inspections.

There’s obviously the possibility of not being a lot of meat on the bone especially from the aspect of wholesaling.

Without knowing that and based on the fixed rate aspect as well as the ability to get more cash I would go with the Refinance.

Lastly, broker value comes from a LOT of things, and the interest rates they can provide are just one aspect of that.

The most concerning aspect of the property is the wooden frame windows that are original to the property (circa 1979) and have visible rotting.  

If you're going the DIY route for OOS investing (vs turnkey) then you're spot on - the people you choose to work with will be the most important, and most difficult, aspect of your plan.

Do you have a "team" of people that will handle the various specialized aspects of a house flipping business (Realtors, CPA's, attorneys, contractors/tradesmen, title companies, lenders, etc.)?
