The real crime is leading large funds like Black rock, purchase, single-family real estate and take it from the people who deserve it most, our citizens. 5% max would be crazy. people are locked in at 800/m for 2 beds when market is 1800/m. 

., we have had a broken window (the locking mechanism), someone busted up the queen futon frame, someone took the waffle maker, beach towels go missing all the time, TV remotes gone, etc.People like to put stuff in places they think they should be.

I live in a market where half the occupants don't lock their doors at night.

Look at paint, flooring, closet systems, door knobs, locks and so on.  

Until I have several properties in one area, I wouldn't consider using a company because you will serve your tenants better with one person who will be available but of course that person must be reliable.

We keep a daily updated list of all active and eligible STR's for sale and currently there are well over coastal Oregon listings for sale with vacation rental or STR AirBnB eligibility and generally focus on properties that can reliably secure a permit within 30-60 days of closing.

My goal would be to make a higher return in the next 5-7 years, lock in current market prices, avoid some selling fees, and free up more cash right now for an opportunity that I have an eye on that looks more profitable.
