I'm hoping taxes/insurance aren't part of the loan so that I can put some credit cards to work and leverage rewards etc.Also, I've seen 1st lien Home Equity Loans, but not 1st lien HELOCs; hoping that product exists, at least via credit unions etc.

It depends on the syndicate and your personal preference.You don't need an LLC to write-off legit business-related real estate expenses.Based on what you said, I'm going to assume that you aren't the person responsible for coordinating and filing the taxes for the syndicate.

You could go with a cash-out refinance to pull out funds, but you'd be sitting on those funds for a bit if you aren't looking to purchase a new property until next year which isn't ideal.If you aren't looking to pull money out on this one then you would be fine.
