Unless you're talking about taking over title in 2025 under some sort of master lease agreement, she will be hit with capital gains tax regardless of what seller finance terms you come up with.I am not sure that is true if the seller uses the installment method as defined in the IRS publication https://www.irs.gov/publications/p537#en_US_2023_publink1000...The way that I understand it is if a seller uses the installment method only the portion paid of the capitol gains paid in any year are taxable as capital gains and can therefore be spread out over time.

Also keep in mind that without agents inputting their listings into the MLS, and NAR creating these platforms and central databases to begin with, there would be no Redfin, Zillow, flat-fee FSBO listing services etc. to populate that data for the public to use.

Also, due to KC mayor creating this ordinance, which to highlight and summarize includes:bans discrimination against tenants based solely on:"-Source of income from an occupation, including gig work or paying rent in cash-Use of public programs like Section 8 Housing Choice Vouchers, disability checks, or social security-Poor credit score-Prior evictions and alleged damages older than 12 months (less than 12 months can be a basis for denial)-Prior convictions or arrests (sexual and violent crimes are excepted, a landlord can still deny based on these convictions)-The ordinance also requires the city to proactively scan for rental ads using discriminatory language like “no Section 8” or “no past evictions”.

You set up LLC to be anonymous but the transfer deed has your name, son's name, your address as public records so changing the title doesn't keep it a secret.Is daughter applying for aid or grants?
